Project

The core project consisted of constructing a new build school teach block and refurbishing the existing teaching block built during the Victorian period.

With the site located in an exclusive, busy street within Notting Hill, this provided a number of logistically challenges when compared to traditional projects.

During the course of the construction, it was identified that a number of the masonry lintels had failed and the Contractor was instructed to investigate, identify and resolve.

These works included the following to all elevations;

  • Helibar fixings installed above existing window openings
  • Various masonry repairs including repointing
  • Installation of new steel masonry lintel support angles and lintels

 

Oander’s Role

Oander was contracted by the Contractor to manage and deliver the lintel replacement programme as a complete, standalone project whilst the main works continued.

The team which was mobilised included a Senior Project Manager and Senior Quantity Surveyor who co-located within the contractor’s site team.

Oander’s team took the initial reports and designs from the structural engineers and developed this into a deliverable solution ensuring the design and works were fully co-ordinated and delivered safely.

Our Project Management team managed the on-site sub-contractors, design team and in house resource to ensure these unexpected works were completed on time, minimising the impact on the programme of works. Throughout the course of the works, our team produced a bespoke daily records document to ensure comprehensive records were taken to support both the Main Contractor and Employer.

Oander’s Senior Quantity Surveyor adopted the Main Contractor’s corporate governance, procuring and managing the day to day commercial functions to ensure compliance with contractual obligations, while the Employer was fully aware of the liability.

As part of our role, we completed an initial cost estimate through to assisting and working with the Main Contractor to agree the final value of the variation.
